To rent Bruce's Beach House, you must be at least 25 years of age and will be an occupant of the premises during the entire reserved period. In addition to tenant, other authorized occupants may be tenants’ friends or family members provided tenant signing this agreement accompanies them. No more than 6 people per reserved period are allowed. No Pets Allowed. Tenant shall use the premise for the sole purpose of a vacation residential property ONLY. Check in Time 4pm and Check Out Time 11am.
Deposit, Payment and Refund
A $300 security deposit accompanied by a rental application will hold your reservation and guarantee your dates. Stays are booked on a first come first serve basis. The security deposit is refunded after departure. We accept payment by Visa and Master Card. An Application for a reservation can be made directly on our RESERVATION page. Applications with your reservation information can also be phoned, faxed or e-mailed. PLEASE NOTE that until an application and $300 deposit is received, dates are not guaranteed.
The $300 Security deposit required to book your stay automatically converts to a damage deposit upon check-in, and is NOT applied toward rent. This deposit is FULLY REFUNDABLE within 14 days of departure provided the following conditions are met:
NO Damaged has been done to the Bruce Beach House or its contents beyond normal wear and tear.
NO furnishings, lines, décor or any other items are damaged, lost or stolen.
All keys are left on the kitchen counter upon departure. (Lost key Fee $30)
The tenant is not evicted by the owner (or representative of the owner) or by any law enforcement.
Check Out Requirements:
All garbage is placed in the outside garbage can provided by the owner. All dirty dishes including pots/pans and utensils are to be placed in the dishwasher and turned on for washing. ALL refrigerated items to be removed and taken with you. One load of dirty laundry is to be started. (The Bruce Beach House holds numerous towels, beach towels and sheets. There is only so much time for the cleaning crew to work in between guest’s arrival and departure. We would like to offer our guest a NON CLEANING FEE stay now and in the future. Please help us to continue to offer this service by full filling the check out requirements.)
The Bruce Beach House is a smoke free vacation home. Smoking is not permitted in the home under any conditions. Please be respectful of the rules and future families who will follow your stay. You may smoke OUTSIDE ONLY provided the tenant/guests agree to extinguish and clean up ANY and all smoking related items including cigarette /cigar packages, butts, matches etc. Failure to abide by these rules will result in the full loss of the guest’s security/damage deposit.
Balance Due
A $300 Security deposit is due at the time of booking and 50% of total rent including taxes is due 60 days prior to check-in. The remaining 50% is due 14 days prior to check-in. If you are booking your reservation less than 60days in advance,50% of the total rental fee will be due along with the deposit and the remaining 50% will be due 14 days prior to check-in. If you are making a reservation less the 14days the entire rental fee plus deposit is required to place your reservation.
Cancellations
If you cancel your reservation more than 30 days before arrival date, you will forfeit your deposit. We are willing to apply that deposit toward another original length of stay within one year of first arrival date.
Cancellations less than 30 days before arrival date will forfeit all rental deposit and fees.
Wireless Internet Service and Phone
The Bruce Beach House offers unlimited local phone service .There is no long distance phone service available, we recommend the use of calling cards and cell phones for long distance services.
